Renovations in Melbourne

Renovation quotes are long and each is set out its own way. Asking every builder the same questions puts the parts that differ next to each other.

07Who applies for any approval the work needs? And whether those costs are in the quote.
08Can I live at home while the work is done?Ask which weeks the kitchen, bathroom or water will be out of use.

Reading the quotes side by side

The total is the least useful line on a renovation quote. Two builders can reach a similar figure while one has left out demolition, rubbish removal or painting, and the other has priced basic fittings that you would want to upgrade.

Go through each quote for allowances, exclusions and what happens if something unexpected is found behind a wall. Those lines are where the final cost usually moves.

Before you ask for prices

Write a short list of what you want done, room by room, and give the same list to every builder. Add the finishes you have chosen, or say plainly that you have not chosen them yet.

If you have plans or drawings, send them with the list. A quote based on drawings leaves far less to guesswork than one based on a walk through.
